Growing Residential Neighborhood
Panorama City’s community centers, library, parks,
many schools—including the new four-story Panorama
High School—and shopping is appealing to today’s
families. Located within the City of Los Angeles, 20
miles northwest of Downtown and in the center of the
San Fernando Valley, Panorama City is convenient for
commuters. Residents have easy access to the
Metrolink, the I-5, CA 170 and I-405 Freeways. With
approximately 26,500 families and 86% of the
population under the age of 40, Panorama City is a
strong market for retailers. |

Destination Retail Spot
Panorama
City is a natural destination for San Fernando
Valley residents. The more than 550,000 residents
within 5-10 miles of this culturally diverse
community are drawn to its expansive retail
offerings. The Mann Theatre at The Plant is arguably
its busiest location in Los Angeles. The sizable
Hispanic market is reflected in retail areas such as
Plaza del Valle, a Latin marketplace. Panorama City
is also home to the Valley’s largest
Filipino-American community. Multiple shopping
centers with everything from restaurants,
supermarkets and movie rental stores are devoted to
Filipino wares. Upcoming projects, including
Panorama Place—a 504 market-rate condo complex with
450,000 sq/ft of ground floor retail space are
catalysts to this community’s upswing. |
